ESG Initiative: Energy Storage Systems (BESS)

Executive Summary

The transition to renewable energy is inherently constrained by intermittency; the sun doesn't always shine, and the wind doesn't always blow. ColdPort’s Energy Storage Systems Initiative solves this challenge by deploying utility-scale Battery Energy Storage Systems (BESS) across our logistics network. These massive lithium-ion and advanced flow-battery installations act as energetic reservoirs, allowing us to decouple our energy consumption from real-time generation. By storing cheap, clean power and discharging it during peak pricing periods, we are unlocking massive operational savings, stabilizing the local grid, and ensuring the absolute reliability of our temperature-controlled operations.

The Challenge of Peak Demand and Intermittency

Industrial cold storage is characterized by massive, volatile electrical loads. When multiple refrigeration compressors start simultaneously, they create a massive spike in power draw. Utilities penalize these spikes through "Demand Charges," which can account for up to 50% of a facility's total electricity bill. Furthermore, without storage, our massive rooftop solar arrays can only power the facility while the sun is shining. If the solar array generates more power than the facility needs at noon, that excess energy is often wasted or sold back to the grid for pennies, while we must buy expensive grid power later that evening.

Strategic Implementation Plan

ColdPort is deploying intelligent, multi-megawatt battery systems integrated deeply with our facility Building Management Systems (BMS).

Peak Shaving: The primary function of the BESS is to "shave the peak." The BMS continuously monitors the facility's power draw. If it detects a spike approaching the monthly demand threshold (for instance, when a blast freezer is activated), it instantaneously discharges the batteries to cover the spike. This ensures the facility's draw from the utility grid remains perfectly flat, completely eliminating exorbitant demand charges.

Time-of-Use (TOU) Arbitrage: We utilize the BESS to exploit TOU pricing structures. The system is programmed to charge the batteries during the night when grid electricity is cheapest and often cleanest (due to baseload wind power). The batteries then discharge during the late afternoon "peak hours" when grid power is most expensive and dirtiest, shielding ColdPort from premium utility rates.

Renewable Integration: The BESS serves as the essential companion to our Solar PV Initiative. It captures and stores excess solar energy generated during the midday peak. This stored, zero-carbon energy is then dispatched in the evening or during overcast periods, drastically increasing the percentage of our 24/7 load that is covered by our own on-site renewable generation.

Environmental Impact

Energy storage is a critical enabler of systemic decarbonization.

By utilizing BESS for peak shaving and TOU arbitrage, ColdPort actively reduces our reliance on "peaker plants"—inefficient, highly polluting natural gas power plants that utilities must fire up to meet peak afternoon demand. By drawing power at night (when the grid has excess capacity) and discharging in the afternoon, we flatten the grid's demand curve, making it easier for the utility to rely on steady renewable sources rather than fossil fuels. Furthermore, storage maximizes the utilization of our on-site solar, preventing any zero-carbon electrons from being wasted.

A utility-scale BESS is a highly active financial asset that generates significant, measurable returns every single day.

The financial ROI is extraordinarily strong, driven primarily by the elimination of peak demand charges and successful TOU arbitrage. For a high-energy user like ColdPort, these savings can amount to hundreds of thousands of dollars annually per facility. Consequently, the payback period for a BESS installation is often less than five years, after which the system generates pure OpEx savings.

Strategically, energy storage is the linchpin of our Microgrid Resilience strategy, providing the instantaneous power required to bridge a grid failure and keep our refrigeration systems running.
